You choose where the listing lives. We run it either way.

Some owners want to own the listing themselves and see every booking in their own Airbnb app. Others don't want an account, a verification or a login to think about. Both work fine.

Option 1

On your account — we're the co-host.

The listing sits on your own Airbnb account and we're added as co-host. You own the listing and the reviews, Airbnb pays you directly, and our share is deducted automatically. If you leave us, you take everything with you.

Option 2

On our account — we're the host.

No account, identity verification or login for you at all. We list the property on SmartBnB's accounts at Airbnb and Booking.com and act as host. You receive a settlement from us every month, with a breakdown of every single booking.

Whichever option you choose, you can block dates for your own use at any time. Cleaning and linen are agreed separately.

Commission is calculated on the payout for the stay, excluding the cleaning fee the guest pays. Cleaning and linen change are billed per changeover, from NOK 1,500 depending on the size of the property, and are normally added to the listing as a cleaning fee so the guest covers it.

What a payout looks like

A worked example on the Operations plan: a one-bedroom flat in the centre, three nights in January. Airbnb deducts its 15.5 % fee, pays you, and our share comes automatically out of the payout. The cleaning fee the guest pays is on top and covers the cleaning.

We started with two cabins on Senja.

The cabins did better than we expected, and we became Superhosts. Then the question started coming from neighbours and acquaintances in Tromsø: could you run ours too?

SmartBnB is the answer. We're small by choice, and we intend to stay that way: a limited number of properties, close follow-up, and a person who actually knows your apartment. What you're probably wondering.

How much commission do you charge?

5 % if you just want us as co-host on a listing you already run, and 10 % for full day-to-day operations. If the property needs photos and a new listing, that's a one-off fee from NOK 2,000. Cleaning is billed per changeover. No lock-in.

Do you also list on Booking.com?

Yes, where it pays off. Booking.com reaches guests who never open Airbnb — especially European and Norwegian travellers — and tends to fill gaps in the shoulder season. We sync the calendars between the platforms so no dates are double-booked.

Do I have to sign a long contract?

No. We work without lock-in — you should stay with us because it works, not because the contract says so. One month's notice, either way.

Who owns the listing and the reviews?

It depends on what you choose. If the listing is on your own account, we're the co-host and you own the listing, its history and its reviews. If it's on our account, we're the host and you receive a monthly settlement from us without needing an account yourself.

How do I get paid?

With the listing on your account: directly from Airbnb to your bank account after each stay, with our share deducted automatically. With the listing on our account: a monthly settlement from us, with a breakdown of every booking.

Is short-term letting allowed in a housing cooperative or condominium?

Yes, with a cap. In a Norwegian condominium (eierseksjonssameie) you can let the whole unit for up to 90 nights a year, and the association can set the limit anywhere between 60 and 120 nights in its bylaws. In a housing cooperative (borettslag) the limit is 30 nights. Detached houses and cabins have no such limit. We check the bylaws with you before we start.

What happens if a guest damages something?

We document the damage, raise it with the guest and file a claim through Airbnb's host guarantee (AirCover) on your behalf. Clear house rules, good communication and guests with existing reviews are what prevents it best — and that's how we run things.

Why not just do it myself?

You can. The difference is time and timing: replies within minutes at eleven at night, prices adjusted when demand shifts, and a cleaner in place the same day a guest leaves. Those details decide the reviews, and the reviews decide the rate you can charge.

Can I still use the property myself?

Yes. Tell us the dates and they're blocked in the calendar. Your own stays carry no commission. If you want cleaning after your own stay, it's billed as usual.

Who talks to my guests?

We handle all guest communication around the clock, from booking request to checkout, on your behalf.

What about tax?

Income from short-term letting is taxable in Norway, and the rules depend on whether it's the home you live in, a second home or a holiday property. We have long experience with rental taxation and give you an overview of what applies to you before you start.

What is Airbnb co-hosting?

Co-hosting means we run your Airbnb rental in Tromsø from start to finish — listing, pricing, guest communication and cleaning — while you still own the property and decide when it's available.

Do you help with a brand-new short-term rental in Tromsø?

Yes. We help new and experienced hosts alike. Starting from scratch, we set up the account, take photos, build the listing and put the routines in place before the first guest.
